When you buy a property in Mallorca, there are a number of official procedures that you need to go through before, during and after the notarisation process. It is essential that you have a NIE number. You do not need this number for the notary appointment itself, but approximately 4 weeks after the notarisation the first taxes and duties have to be paid. That’s why you need the NIE number. Unlike in other European countries, these taxes, such as the property transfer tax (Impuesto sobre Transmisiones Patrimoniales in Spanish), cannot be deferred in Spain. This means that if you fail to pay the tax, you will be fined from the day it is due. A Spanish account can also be very useful. Many payments can now be made from a European bank account, but not all. In addition, after the notarisation, the utility contracts such as electricity, water and possibly gas have to be registered, the new address has to be deposited at the Ajuntament, the town hall, and so on.
